The first study of its kind in Poland to assess the impact of the vicinity of base stations (relay stations, BTS) on property prices. The study was conducted on the local market covering multi-family residential buildings located in Warsaw’s so-called Miasteczko Wilanów. The analysis covered market data on the sale of residential premises (premises properties) located in the above-mentioned area in the period 2016-2021. On the basis of the conducted research procedure, it was concluded that for the analysed local market, no statistically significant impact of the vicinity of base stations (relay stations, BTS) on property prices could be demonstrated.
